Project background
Cbus Property and Brookfield Properties formed a joint venture partnership to develop 64 premium residential apartments within three distinct buildings. The residential developments adjoin the Pullman Hotel to the East and to the South, with views to the MCG, CBD and Fitzroy Gardens.
The luxury development comprises the following:
- 178 Wellington Parade – 46 apartments over 13 levels, of which 8 levels will span across the hotel ballroom.
- 22 Clarendon Street – 12 contemporary apartments over 6 levels within a unique glass and structural precast façade forming the external envelope.
- Mosspennoch House – Originally built in 1881, the heritage-listed house was restored and adapted to create six grand apartments, that pays homage to its glorious past.
Scope of services
Gallagher Jeffs were engaged as the Project Manager, to conclude design development and documentation, coordinate design for the preparation of marketing material, manage the competitive tender process and deliver the staged construction as project manager and Superintendent.
With a significant proportion of the new works built over an existing hotel ballroom, in addition to the risks of large-scale heritage restoration, Gallagher Jeffs’ early counsel was crucial in mitigating risks and managing project time.
