Project Background
Developed as a joint venture between Hengyi Australia (affiliated with Shandong HYI) and Sixth Grange, ‘The Lighthouse’ is a 69 level apartment tower located at the corner of Elizabeth Street and Franklin Street in the Melbourne CBD.
Designed by Elenberg Fraser and characterised by its purple undulating façade, the tower will soar at 197m tall, and will feature 607 apartments with a total NSA of 50,507m2. The development will also provide premium communal facilities for residents with a gymnasium, pool, spa and function centre, as well as an automated car parking system.
Construction has commenced and it will not be long before Melbourne’s skyline will be celebrating the injection of colour into its rapidly evolving skyline.

Scope of Services
Gallagher Jeffs was engaged to manage design development, procurement of the D&C contractor and delivery of this iconic project through to completion. The D&C contract was in a form that allowed the nomination of a preferred contractor, with the intent to agree an exclusive dealing period. This period allowed the team to contribute to the project, by way of value management advice, input on buildability, proactive design management, review of structural options, building services smarts and provide cost-planning advice. Having entered into an exclusivity period with Multiplex, collectively we sourced enormous construction cost rationalisations by alterations to areas including but not limited to, joinery, mechanical design alterations, alternative finishes and façade systems. The overall reduction was circa 9%.
